3 Cherry Way HOA Management

The 3 Cherry Way BOD has engaged the services of an HOA Management Company.  SUPERIOR HOA MANAGEMENT will handle most questions about specific issues with out community and they should be contacted first.  The contact for 3 Cherry Way is Laura Marx.  She can be contacted via email, Laura@superioram.net or by phone, 704-875-7299 ext 319

Monthly HOA Assesments

HOA assessments are $255 per month are due by the first day of each month.  Assignments received after the 10th of each month are considered DELINQUENT AND SHALL HAVE LATE FEES APPLIED.

Make checks payable to 3 Cherry Way HOA.  Assessments may be paid in advance but are not prorated.

If you are using an automated bank transfer/draft you MUST INCLUDE YOUR ACCOUNT NUMBER ON THE DRAFT.

Note: If your account number is not included when making payments it will delay payment processing and may generate late fees for your account.

Garage service is provided as part of the HOA dues.  Clicking on the Utilities heading for utility information in our community.

Insurance

All residents are required to carry Homeowners Insurance on their townhome.  It should be an HO3 or HE& policy.

Homeowners are required to have a $1,000,000 in personal liability on their townhome or have an umbrella rider of the same amount with their townhome included.  Homeowners are also required to have 3 Cherry Way HOA listed as an additional interested party on their policy.  It is the RESPONSIBILITY OF EACH PROPERTY OWNER to ensure policy updates, changes and that renewals are sent to the HOA.  This ensures that the HOA receives a copy of your policy each year.

The HOA insurance policy covers the community clubhouse, pool, pickleball court, storage lot and all common areas.  Thformation toe HOA does not carry insurance on individual homes, property in the storage lot or resident sponsored events at the community clubhouse.

Malboxes

Mailboxes are located to the left of the community clubhouse.  Two keys are issued to each original homeowner.  Neither the HOA nor USPS can replace a lost key or open your mailbox for you.  If you lose your key you will need to contact a locksmith to rekey the mailbox at your expense.

If you are purchasing a townhome directly from a resident it is the resident's responsibility to proved you with two mailbox keys.

Community Clubhouse Door Codes

The community clubhouse's front door requires a door code to unlock,  Door codes are issued to each original homeowner.  When purchasing directly from a resident, it is the resident's responsibility to provide you with their door code.

The HOA does have a master list.  Please email the HOA to request your code.
